An Auberge Resorts inn, a University of Texas field station, and one of the most restricted development plans in the Hill Country.
Mirasol Springs is a conservation development spanning 1,400 acres, planned around an Auberge Resorts Collection hotel with roughly 71 guest rooms, plus resort cottages and homesites, and designed as a model for stewardship, restoration, and eco-sensitive design.
The residential side is deliberately small: approximately 4 conservation homesites and 30 resort residences across the entire 1,400 acres.
The property is deed-restricted with strict building envelopes and landscaped areas, managed stormwater and water use, required rainwater collection on significant structures, no septic systems or private wells, a ban on pesticides and landscaping chemicals, native plants only, and Dark Skies-compliant lighting.
That is a much shorter leash than most Hill Country acreage. Whether that is the appeal or the deal-breaker depends entirely on the buyer. If you want to plant whatever you want and build where you want, this is not your property. If you want the land next to you protected in perpetuity, that is exactly what these restrictions buy.
The plan includes a University of Texas at Austin field station focused on biodiversity research, alongside the inn and the residences.
Mirasol Springs has also drawn real public attention over water and the Pedernales, and the developer has published updates on project changes made after community engagement. If you are considering buying here, read those updates. They are a fair place to start on a project that people in this area have strong feelings about.
Community type: Conservation development with a resort component.
Best fit: Buyers who want a very low-density, heavily protected setting and resort services.
Ask about: Which homesites are available, and how the water and utility systems work.
Water is the single most important question on Hill Country land, and it deserves more than a sales brochure answer. Ask me about it before you tour anything out here.
With roughly 34 total residences planned on 1,400 acres, availability here is extremely limited, and the buying process is not a typical one. I can find out where things stand, arrange a visit, and give you an honest read on the project.
