A gated custom home community on 1.5 miles of Barton Creek, ten minutes from downtown Dripping Springs.
Lunaroya is a gated custom home community off Silver Creek Road, developed by Southern Land Company as its first project in the Texas Hill Country. It spans roughly 200 acres along 1.5 miles of Barton Creek, with estate homesites and a private creekside lodge designed by Lake Flato Architects, and it sits about ten minutes from downtown Dripping Springs.
This is the top end of the Dripping Springs new construction market. You are not buying a finished house here. You are buying land and then building on it with an approved builder, which is a different process and a different timeline than picking a floor plan in a production neighborhood.
Homesites run from about 1.5 to 4 acres. When reservations opened, interior homesites started in the mid $800,000s and Creekside homesites started at $1.1 million. Pricing and availability move, so treat those as a starting reference rather than today's number.
One thing worth knowing before you go out: the total homesite count has been published two different ways, at 66 in the original release and at 86 on the current community site. If you are comparing plat maps or trying to figure out how much inventory is actually left, that is a question to ask directly at the sales office. I can help you get a straight answer.
Lunaroya uses an approved builders' guild rather than an open build program. The current guild includes SLC Homes, Strobel Custom Homes, Alkire Construction, and Keith Wing Custom Builders.
That structure protects the look of the community, and it also means your builder decision and your lot decision are linked. Picking the lot first and sorting out the builder later can cost you money. It is worth walking through both at the same time.
Amenities: A planned club and lodge by Lake Flato Architects with social, wellness, and spa spaces, plus trails through the property.
Best fit: Buyers who want acreage, privacy, and a custom home, and who are comfortable with a build timeline.

I can walk the property with you, pull current homesite availability and pricing, and give you an honest read on how it compares to the other acreage options around Dripping Springs. Buyer representation costs you nothing extra at a new development, but showing up without it can cost you plenty.
